A site visit is your single best tool for evaluating a developer's quality standards. Most buyers spend it admiring the showroom flat — but the real story is elsewhere.
The Foundation
If the project is under construction, ask to see the RCC frame. Look for even column spacing, clean concrete pours and absence of exposed rust on reinforcement bars. These are indicators of structural discipline.
Materials Used
Ask for specification sheets. A trustworthy developer can name the exact brands of cement, steel, tiles, CP fittings and electrical equipment. "Premium quality" without brand names is a red flag.
Common Areas
Lobbies, staircases, lifts and parking tell you more than the sample flat. These are areas developers don't decorate for sales — so what you see is what you'll live with.
Sample Flat Inspection
Check for gaps at skirting, uneven tile joints, door alignment and switch/socket alignment. Run the taps. Flush the toilets. Open every window. These small details reveal the quality of finish work.
Asking the Right Questions
- Who is the structural consultant and what is their track record?
- Has the project received OC (Occupancy Certificate) for earlier phases?
- What is the process if defects are found after possession?
